Gas Safety Inspections and Certification

 

All landlords have a duty under law to ensure that all gas installations and appliances within their properties are safe and fit for purpose. Landlords must have all gas appliances tested annually and a safety certificate issued, this serves as proof to insurers and the authorities in the unfortunate event of a gas explosion or fire investigation that all obligations under law have been met by the landlord.

If you are a Landlord with gas appliances that hold no current Gas Safety Certificates or (CP12) then call Andersons Heating & Gas today and talk to our friendly Gas Safe Registered Central Heating Engineers for your Landlord’s Gas Safety Certificate (CP12).

 

A copy of the properties Gas Safety Certificate must be given to the tenant on entry and within 28 days of the annual check. A copy must also be retained by the landlord for period of 2 years.

Our gas appliance safety tests include :-

 

A thorough check of appliances for gas tightness.

Standing and working pressure if test points available.

Check burner pressure / gas rate against manufacturers data plate.

Check for satisfactory provision of all necessary ventilation.

Test flue flow to ensure removal of products of combustion.

Check satisfactory operation of all the flame failure devices.

Check for physical stability, presence and effectiveness of stability brackets.

Investigate any evidence of unsafe operation and report to a responsible person.

An appliance can not be deemed as having been checked, until the above has been completed.

A tightness test of the full system should be added to the above.
